Property
Management and the Security Desk
If you have any questions about living at waterparkcity219
please contact the onsite Property Management office, where our
full-time staff will be happy to assist you.
The
Security Desk is staffed 24 hours, 7 days a week. The security
guard(s) is located at the desk in the front lobby, or they may be
out patrolling the grounds for short periods of time. Their job is
to manage the safety and security of our building and residents,
following the rules, processes, procedures and mandate of the
corporation.

Communication – Newsletters and Notices
Newsletters are produced several times each year to highlight
certain seasonal or ongoing issues that we all want to know about.
If you would like to suggest a newsletter topic, send an email to
the Property Management office.
Notices are printed regularly and posted in the elevators, in
the parking elevator lobbies, and on the notice board in the mail
room. These notices contain current important information regarding
the day-to-day management of the building and its’ residents.
Legal Documents
Declaration - the declaration is specific to each condominium
corporation and outlines aspects like the common elements, the
units, percentage ownership, common expenses and exclusive use
common elements. Generally, the declaration can not be changed
without the consent of 91% of owners.
By-laws – the original by-laws are usually registered by the
builder and indicate how the corporation will be organized. The
by-laws deal with the manner in which the Board of Directors may
govern the condominium corporation. New by-laws are passed by the
Board of Directors and require approval by 51% of owners at an
Annual General Meeting (AGM) or at a meeting specifically called for
this purpose. To become effective, the by-laws must be registered
with the local land registry office.
Rules
- Rules regulate the use of the condominium units and
common elements. The Board of Directors passes rules – they do not
require approval by the owners. Rules become effective thirty (30)
days after notice of the rule(s) has been given to the owners,
unless, during that period, the Board of Directors receives a
requisition signed by owners of at least 15% of the units, requiring
a meeting of owners to consider amending said rule(s).
The Condo Act - the Condo Act governs condominium ownership in
Ontario. The Act takes precedence over the condominium documents
and over all agreements where a conflict arises.
